If North London is family houses and East London is variety, South London is conversions. A very large share of the Victorian and Edwardian villas across Brockley, Peckham, Balham, Tulse Hill and Herne Hill have been divided into flats.
That makes the shared staircase the defining feature of moving here — a house stair built for one household now serving three or four, with no lift and no service alternative.
South of the South Circular the picture opens out: Bromley, Croydon and the outer edges bring driveways, garages and space.

In a conversion the hallway and stairs belong to every leaseholder in the building. Damage there becomes a bill split between people who did not move, so communal protection goes down first as standard rather than as an extra.
