West London holds the highest concentration of listed and stucco-fronted housing in the capital, and with it the strictest parking regimes in the country.
Kensington, Chelsea, Notting Hill and Holland Park are white stucco terraces and garden squares, most of them listed, nearly all in conservation areas. Further out, Ealing, Chiswick and Richmond bring large Edwardian houses and mansion blocks.
This is the sector where what you are not permitted to do matters as much as what the building will physically allow.
Listing, garden squares and permit scarcity
Listing covers interiors as well as facades. Original joinery, staircases, balusters and door cases are protected, and altering them without consent is a criminal offence. We protect them and work around them — we do not remove them to make something fit.
Stucco chips easily and is slow and expensive to repair properly. Reveals, thresholds, railings and front steps get protected before the first item moves.
Parking is the sector’s real constraint. Garden squares frequently have residents-only bays with very limited suspension availability, and some squares are privately managed rather than council-controlled, which is a separate application entirely.
Mansion blocks across Kensington, Earl’s Court and Maida Vale bring period lifts too small for a mattress, service lifts that must be booked, and managing agents who require written notice and insurance evidence.
